Information for tenants

Requirements prior to renting a property with Somerdale Management Limited.

1. To secure a property: a non-refundable deposit of £200 is required.

2. Employment reference or

a)  If student, guarantor details required. also copy of passport of guarantor
b)  If self employed, accountant reference.

3. Bank reference or copy of last 3 months’ bank statements.

4. Accomodation reference a landlords reference from your current accomodation.

5. Copy of passport.

6. Funds Prior to move in: Can be cash or bankers draft. Personal Cheques will not be accepted.
This will be made up of

1 month’s deposit
1 month rent in advance
contract fee of £125.00 per person
£40.00 administration fee for the insurance of your deposit as per Tenancy deposit scheme.

7. Tenancy Renewals:. Tenancies Renewals will attract a fee of £75 per person.

Other important Notes:

Moving in and moving out

New tenant: keys will be available from 3pm
Departing tenants: keys to be returned by noon

Rent Arrears

Rent accounts that are 14 days in arrears will have a reminder letter sent, with a charge of £25.00 for the first letter and £50.00 for the second.  Default notices will be charged at £100.00.
